A 4 or 5 bedroom villa in Marrakech sleeps 6 to 10 people at two per room, and it is the most common size in our catalogue: 17 of our 38 Marrakech villas have four or five bedrooms. Their starting prices run from €650 to €2,200 a night for the whole house, with a median of €800.

This guide is for two or three families travelling together, groups of friends, and three generations under one roof. It compares the 17 houses on what changes daily life once you are there: how the bedrooms are laid out, who shares a bathroom, how many people fit around the table, whether the pool is heated, whether there is a hammam, who cooks, and how far you are from the centre. Every villa fact comes from that villa’s own listing on this site. Prices are starting prices per night for the whole villa, not per person, and the price for your dates depends on the season. Our villas have a minimum stay of three nights.

  • 12 of the 17 start under €1,000 a night. The five above are Villa Arwa, Villa Marhaba, Villa Zagora, Villa Four Seasons and Villa Aria.
  • Seven list a heated pool and seven a hammam. Four have both, and all four start between €650 and €750: Villa Harmony, Villa Perla, Villa Lucia and Villa Petra.
  • Nine describe a house team in their listing, a cook, a butler or a housekeeper. Five of them start under €1,000.
  • Only three listings state how many people the house sleeps: Villa Noor and Villa Marhaba (10 each) and Villa Zagora (8).

How many people fit in a 4 or 5 bedroom villa?

The simple rule is two people per bedroom: a four-bedroom villa suits six to eight, a five-bedroom villa eight to ten. Only three of our 17 listings in this size write a capacity, so for the others we count bedrooms and ask the owner before confirming anything:

  • Villa Noor in the Palmeraie offers “5 spacious and bright suites with a sleeping capacity of 10 people”.
  • Villa Marhaba, also in the Palmeraie, “can accommodate up to 10 people in its 5 spacious bedrooms, each with an en-suite bathroom”.
  • Villa Zagora “can accommodate up to eight people in its four spacious en-suite bedrooms”.

Beds matter as much as rooms when the group is not made of couples. Villa Idir is the only listing in this size that gives bed sizes: each of its four suites has a king-size bed (210 × 180 cm) or two separate beds (210 × 90 cm), which suits friends or teenagers who will not share a bed. If your group is six, a three-bedroom house is enough. The table lists every Marrakech villa in our catalogue with four or five bedrooms, from the lowest starting price to the highest. The minutes to the centre come from the “Proximities” block of each listing; two listings do not give one.

Which layout suits your group?

Two families, or grandparents with young children, rarely want the same thing from a floor plan. The listings describe layouts in enough detail to sort the houses into three kinds.

Everything on one level

Villa Idir on the Amelkis golf estate has “4 single-storey Suites” arranged around two patios with fountains, and every bathroom has a dressing room, a large shower, a bathtub and separate toilets. Villa Lyla on the Route de l’Ourika is “a spacious single storey house with several terraces”, with four bedrooms and four bathrooms. Both suit grandparents who would rather avoid stairs.

Separate quarters for a second family

Villa Luna has three suites in the main house and a guest pavilion with two more bedrooms, each with its own bathroom. Villa Venus puts one guest bedroom on the ground floor and four upstairs, and its basement has a TV lounge with its own bathroom that the listing suggests as a playroom. Villa Aria has three bedrooms on the ground floor opening onto the garden, and a first floor given over to two parental suites with private terraces. Villa Harmony spreads its five bedrooms over three levels: one on the ground floor, two upstairs and two on the lower level opening onto the hammam and jacuzzi.

Who shares a bathroom?

Most listings in this size say every bedroom has its own bathroom. Two are different. Villa Inocencia has two suites with a dressing room and private bathroom, and “two additional bedrooms sharing a bathroom”, which works well for children. Villa Petra has four suites with a private bathroom, a bathtub and a dressing room, plus “an extra bedroom”; the listing does not say whether that room has its own bathroom, so ask us.

One table for everyone

Four listings give the size of the table, which tells you more about a group holiday than the number of lounges. Villa Venus has a dining area “for up to eight guests”. Villa Lucia has “a large dining room for 10 people”. Villa Eva has a shaded terrace with “a large table that can accommodate 10 guests”. Villa Arwa has “a dining room for 10 to 12 people”.

Which 4 or 5 bedroom villas have a heated pool or a hammam?

From December to February, an unheated pool in Marrakech is mostly for looking at, and November and March can still be cool. The average daily maximum at Marrakech-Menara is 20.1 °C in December and 19.1 °C in January, and the average minimum 7.3 °C and 5.9 °C (WMO climate normals 1991-2020, NOAA/NCEI). Here is what the 17 listings say:

  • Heated pool as standard (3): Villa Harmony, Villa Inocencia and Villa Eva, whose listing says the heated pool “will allow you to relax throughout the year”.
  • Heated on request (4): Villa Perla, Villa Lucia, Villa Petra and Villa Aria. Ask whether heating is included in the price for your dates.
  • Hammam (7): Villa Venus (a private hammam in the master suite), Villa Harmony, Villa Perla, Villa Luna (with a massage room), Villa Lucia, and, on request, Villa Petra and Villa Lyla.

The four houses with both a heated pool and a hammam are among the cheapest of the 17: Harmony and Perla from €650, Petra from €650 (both on request), and Lucia from €750. Does a 5 bedroom villa come with a cook?

Nine of the 17 listings describe a team in the house, and five of those start under €1,000. What they say differs, so read the detail:

  • Villa Idir (€650): staff from 8 a.m. to 11 p.m.; “the cook is there to prepare tasty meals and excellent breakfasts”, with a gardener and a technical manager.
  • Villa Petra (€650): “four dedicated individuals for maintenance and service”, and à la carte meals “at very affordable rates”.
  • Villa Noor (€660): a cook, a housekeeper and a caretaker; “you only pay the price of the groceries (cost price) plus delivery costs”.
  • Villa Lyla (€712): a cook, a maid and a caretaker; the staff “prepares the meals and does the shopping after offering you a choice of dishes”.
  • Villa Lucia (€750): dinner “prepared by the villa’s chef”.
  • Villa Arwa (€1,280): housekeeper and cook from 8 a.m. to 5 p.m., plus a gardener and caretaker.
  • Villa Marhaba and Villa Zagora (€1,450 each): staff available 24/7, including a butler.
  • Villa Four Seasons (€2,000): dedicated staff, access to the resort’s hotel services and a concierge.

Villa Dar Tillili offers a private chef on demand. For the other houses, the agency’s concierge can arrange a chef at home. What does more money buy, from €650 to €2,200?

Ten of the 17 villas start between €650 and €800. They are not the bare option. All four houses with both a heated pool and a hammam are in that group, and so are all five of the houses under €1,000 whose listing describes a cook or a house team: Idir, Petra, Noor, Lyla and Lucia. What the cheaper houses have in common is location: they are on golf estates, in the Palmeraie or in the countryside, 15 to 40 minutes from the centre according to their listings.

Above €1,000, the money mostly buys three things:

  • Being in town. The only two houses in this size within five minutes of the centre are both above €1,000: Villa Arwa, near the Majorelle garden, and Villa Four Seasons, inside the Four Seasons Marrakech resort. See all our villas near the centre of Marrakech.
  • Round-the-clock service. Villa Marhaba and Villa Zagora have a butler 24/7; Villa Four Seasons adds hotel services.
  • Land and architecture. Marhaba and Zagora are walled Palmeraie houses whose listings say each took seven years to build, with a 25-metre pool at Zagora; Villa Aria sits on a 10,000 m² plot.

Between the two bands, Villa Venus (€900) and Villa Eva (€995) are both on golf estates and both lean towards outdoor living: a summer kitchen and a pool with water jets at Venus, a rooftop sky bar and a pool bar at Eva. Where are the 4 and 5 bedroom villas?

Six of them are on golf estates: five on Amelkis (Harmony, Perla, Idir, Inocencia and Venus) and one, Villa Eva, on Samanah. Four are in the Palmeraie (Noor, Marhaba, Zagora and Aria), two in Sidi Abdellah Ghiat (Petra and Dar Tillili), two in the city (Arwa and Four Seasons), and one each on the Route de l’Ourika (Lyla), the Route de Ouarzazate (Luna) and the Route de Fès (Lucia).

When five bedrooms are not quite enough

A group of ten with a couple of single travellers, or ten adults plus children, often needs a sixth bedroom. Our catalogue has five six-bedroom villas in Marrakech:

  • Villa Mangue on the Route de Tahanaout, from €750: a pool heated all year, and rooms that can be set up with a double bed or twin beds.
  • Villa Hazel in the Palmeraie, from €1,200: described as “a luxury villa for 12 people”, with a hammam for two, a massage room and a 15-metre pool heated on request.

How to choose and book a villa for 6 to 10 people

  1. Count beds, not people. Tell us how many couples, single adults and children are coming, and their ages.
  2. Choose the layout. One level (Idir, Lyla), separate quarters (Luna, Venus, Aria, Harmony), or a shared bathroom for the children (Inocencia).
  3. Travelling between November and March? Pick a heated pool, and ask whether heating on request is included in the price.
  4. Decide who cooks. A house with a cook changes the budget and the days; ask for meal prices in writing.
  5. Check the drive. 5 minutes from the centre or 40 makes a difference if you plan to go out every evening.
  6. Read the conditions. The minimum stay is three nights. Under the agency’s terms there is no free cancellation period: the reservation deposit is generally non-refundable, and cancelling within 45 days of arrival costs the full rental amount.
