The palm grove: big gardens and quiet nights, 10 to 24 minutes from town
The Palmeraie is the palm grove that runs along the northern edge of Marrakech. Here a villa comes with land around it: our twelve listings stand on plots of 1,200 to 30,000 m², most with an Atlas view, a long pool and a team on site.
The trade-off is distance. You drive into the medina for dinner, and the listings give 25 to 33 minutes to Menara airport. Below: what the area is like, who it suits, the twelve villas side by side, and what to do without leaving the palms.

The area
What the Palmeraie is like
The grove dates from the Almoravid period and was watered by khettaras, underground channels bringing water from the Atlas. Since the 2000s the Mohammed VI Foundation for Environmental Protection has replanted hundreds of thousands of young palms. Today it is a district of walled estates along quiet lanes, with hotels, riding stables and the PalmGolf course between them.
Behind the gates, the listings describe gardens rather than courtyards: century-old olive trees at Villa Aria, a two-hectare garden with fruit trees at Villa Tamar, an artificial lake at Villa Marhaba. Several of the houses look south to the snow-capped Atlas in winter.

Choosing a Palmeraie villa by group
Couples and small families
Villa Zagora sleeps eight around a 25-metre pool, with Youssef the butler on call. Villa Noor is the most affordable: five suites, each with a fireplace and direct access to the garden, and meals cooked by the team for the cost of the groceries.
Families with children
Villa Nolan lists a trampoline, a slide, swings, ping-pong and a pétanque field. Villa Mansouria has pétanque, ping-pong and two connecting bedrooms sharing a bathroom. More ideas in our family villa guide.
Groups and celebrations

Before you book
Winter nights in the palm grove are colder than in town, and the long-term average low at Marrakech-Menara is 6 to 8 °C from December to February. Ask whether the pool is heated or heated on request (and whether that is charged), and check the fireplaces. Villa Jannah asks for a minimum stay of three to five nights depending on the period.
