Fifteen of our Marrakech villas start below €1,000 a night, from €360 to €995 in 2026. What sets the price is mostly size and address: these are houses of 3 to 6 bedrooms, many of them on golf estates or in the countryside 20 to 40 minutes out, rather than the 10- to 22-bedroom estates of the Palmeraie.
Shared between a full house, they work out at roughly €60 to €100 per guest per night. Below: what each villa offers according to its listing, how the price compares per guest with our larger houses, and what to check before you book.
Why these villas start under €1,000
A lower starting price here reflects fewer bedrooms and a quieter address, not lesser houses. The listings describe Villa Alice’s interiors by the architect Charles Boccara, Villa Idir’s Arab-Andalusian patios and fountains on the front line of Amelkis, Villa Harmony’s home automation and Villa Eva’s roof-top sky bar over the Samanah course.
- Size: 3 to 6 bedrooms, so 6 to 12 guests. Above that you move into our large villas for groups.
- Address: golf estates 15 to 23 minutes from the centre, or countryside 20 to 40 minutes out, on the Ourika, Ouarzazate, Fès and Tahanaout roads and at Sidi Abdellah Ghiat.
- Service: it varies most here. Some listings include a cook and house staff; others list none, and staff or meals are arranged on request. The table shows exactly what each listing says.

Villa Inocencia has two suites plus two bedrooms sharing a bathroom; Villa Petra five bedrooms and four bathrooms. Villa Luna’s fourth and fifth bedrooms are in a guest pavilion. Villa Laguna, also under €1,000, is in Oualidia on the coast, not in Marrakech.
How the price compares across our collection
Per head, this band is the most efficient way to stay in a private villa in Marrakech for a group of six to twelve. A full house at Villa Mangue (six bedrooms, €750) or Villa Harmony (five bedrooms, €650) comes to about €63 to €65 per guest a night, with the pool, garden and house to yourselves.
The gap narrows as groups grow. Villa Ellie in the Palmeraie, from €1,680 for up to 16 guests, works out at about €105 per guest; Villa Savannah, from €4,800 for 22 rooms and suites, at about €109 at two per room. For 14 guests or more you need a larger house, and the per-head figure stays close: around €105 to €110 at Villa Ellie and Villa Savannah, against €60 to €100 here, with everyone under one roof.

Season changes the price

Ask what is included
Meals are rarely in the nightly rate: at Villa Noor you pay the groceries at cost plus delivery, at Villa Petra meals are à la carte. Where a pool is “heated on request”, ask whether heating is charged. Staff customs: villa staff and tipping.
Plan your transport
