Villa or Hotel in Marrakech: Cost per Person for Groups
Villa or hotel in Marrakech? For a family or a group, compare rooms, not people. Across our 38 Marrakech villas, the starting price works out at a median of €100 per person per night when two guests share each bedroom. A hotel only costs less if its rate per room is below the villa price divided by the rooms you need.
Most comparisons of villas and hotels stop at “more space and more privacy”. That is true, but it does not help you decide, because the real question for a group is money: what does each person pay, and what do they get for it? This guide answers that with figures taken from the 38 Marrakech listings on this site (Villa Laguna, on the coast at Oualidia, is left out). Prices are each villa’s starting price per night for the whole house, not seasonal rates. We do not quote hotel prices, because they change by the day: instead, we show how many hotel rooms your group needs and the room rate above which a villa becomes the cheaper option, so you can check any hotel quote in a minute.
- €100 per person per night is the median in our catalogue, counting two guests per bedroom. Ten villas come to €75 or less, and 20 of the 38 to €100 or less.
- Five-bedroom villas are the best value per person (median €75), and among areas with more than one villa, the Route de Ouarzazate and the golf estates are the cheapest (medians €75 and €81). The two villas in town are the dearest (median €180).
- For a group of ten, the cheapest villas equal a hotel at €130 per room. Villa Harmony, five bedrooms from €650 a night (as are Villa Perla and Villa Petra), costs the same as five hotel rooms at €130 each.
Villa or hotel in Marrakech: how to compare the real cost
A hotel sells rooms; a villa sells a whole house. To compare them, you need one number for each, so use this three-step method:
- Count the hotel rooms you would book. Two adults per double room is the usual base. Small children may share with parents, and some hotels sell family rooms for three or four, so use the number of rooms the hotel would actually sell you.
- Find villas with at least that many bedrooms. A group of 10 that would book five hotel rooms needs a villa with five bedrooms.
- Divide the villa’s nightly price by that number of rooms. The result is your break-even room rate. If the hotel’s rate per room, for your dates and with the same meals, is higher, the villa costs less.
Example: Villa Harmony on the Amelkis golf estate has five bedrooms, a heated pool, a hammam and a jacuzzi, from €650 a night. For five rooms, the break-even rate is €650 ÷ 5 = €130. If the hotels you are looking at charge more than €130 per room per night, Harmony is the cheaper roof over the same ten heads, with a private pool thrown in.
Two adjustments keep the comparison fair. First, add what the hotel includes and the villa does not, usually breakfast and daily service; we cover meals and staff below. Second, compare the same number of nights: our villas have a minimum stay of three nights, more for some villas at peak periods.
How much does a villa cost per person in Marrakech?
The table below takes common group sizes, counts the bedrooms needed at two guests per room, and looks at every villa in our catalogue that is big enough. For each group, it gives the cheapest villa and the median villa, the cost per person per night, and the break-even hotel room rate.

Two things stand out. The cheapest option per person is almost always a villa that is just big enough: a group of six pays €60 a head in three-bedroom Villa Alice, against €108 a head in the cheapest four-bedroom villa, Villa Idir. And the median villa for every group size sits between about €340 and €420 per room. That is the zone where hotel quotes need checking line by line, and where the private pool, the garden and the staff usually tip the balance.

Which villas give the lowest cost per person?
Per person, size and area matter more than luxury labels. Here is the median cost per person per night, at two guests per bedroom, by villa size:

By area, among those with more than one villa, the Route de Ouarzazate (three villas, median €75 per person) and the golf estates (seven villas, €81) come out cheapest; the Palmeraie (12 villas) is at €111 and the Route de l’Ourika (four villas) at €116. The two villas in town, near the Majorelle garden and inside the Four Seasons resort, are the dearest at a median of €180: you pay for being five minutes from the centre. - Villa Deluxe Almaaden (Al Maaden golf estate, 3 bedrooms, from €450), Villa Luna and Villa Lucia (5 bedrooms each, from €750): €75.
- Domaine Beldi (Route de Ouarzazate, 20 bedrooms, from €3,000): €75, the only large estate in this list.

What does a hotel give you that a villa does not?
A fair comparison has to say where the hotel wins. These are the real advantages of a hotel for a group or a family in Marrakech:
- Short and flexible stays. Our villas have a minimum stay of three nights, more for some villas at peak periods. Under the agency’s booking terms, the reservation deposit is in most cases non-refundable, and cancelling within 45 days of departure costs the full rental amount. - A front desk and a restaurant on site. In a hotel, someone answers at 2 a.m. and dinner is a lift ride away. In a villa, it depends on the staff: 13 of our 38 Marrakech listings do not mention any staff, so you must ask who is on site and when.
- Nothing to organise. A villa works best when someone in the group plans meals, transport and outings, or hands them to a concierge. If nobody wants that role, a hotel is easier.
- Services for children. Some resorts have kids’ clubs and lifeguards. A villa pool has no lifeguard: supervision is the family’s job. Our family villa guide lists the pool questions to ask.
- Odd numbers and solo travellers. A group of seven where nobody shares can book seven single rooms in a hotel. In a villa, they need seven bedrooms, which leaves 14 houses in our catalogue.

What does a villa give you that a hotel does not?
For the same money per head, a villa changes how the group spends its days. What our listings describe:
- A pool nobody else uses. 33 of our 38 Marrakech listings describe their pool in the text, and 14 can heat it, eight as standard and six on request; see our villas with a heated pool. Sizes run from 8 × 3 m at Villa Arwa to 18 × 18 m at Villa Azarenka.
- Space to be together and apart. One long table for everyone, separate lounges, and gardens: Villa Mangue sits on a one-hectare estate, Villa Petra on a little over a hectare. Children nap while adults stay by the pool.
- A hammam at home. 18 of the 38 listings mention a hammam.
- Staff who work for your group only. 25 of the 38 listings mention staff or staff services. At Villa Noor, a cook, a housekeeper and a caretaker work on site; Villa Petra lists four people for maintenance and service. Our guide to what a fully staffed villa includes explains the usual roles.
- Your own rules. Meal times, music by the pool and late dinners are the group’s choice, within what the villa allows. Tell us about any celebration in advance.
Are meals included in a Marrakech villa?
Meals are where villa and hotel budgets diverge most, and where villa listings differ most from each other. Before you compare totals, check whether your hotel quote includes breakfast, then ask the villa which of these models applies:
- Groceries at cost, cooking included. At Villa Noor, “the staff takes care of everything” and you pay the groceries at cost price plus delivery.
- The staff shop and cook. At Villa Lyla, on the Route de l’Ourika, the staff propose Moroccan or European dishes, then do the shopping and cook.
- Meals sold as extras. Villa Asana includes daily housekeeping and offers breakfast, half-board or full-board at extra cost. Villa Petra offers à la carte meals “at very affordable rates”, according to its listing.
- A chef on demand. Villa Dar Tillili lists dishes prepared by a private chef on demand.
- Meals included. Ezzahra Estate, four villas with their own pools on a 20,000 m² estate in the Palmeraie, includes all dishes chosen from its menu and all soft drinks, laundry, massages and beauty treatments, a guided tour of the medina, a dedicated staff of 24 and a round-trip airport transfer, according to its page.

Location and airport transfers: the hidden difference
Many hotels are in the city itself; our villas are outside it. Across the 34 listings that give a drive time, the median is 20 minutes to the centre and, across 35 listings, 30 minutes to the airport; 18 of the 34 are 20 minutes or less from the centre.
For a group, distance multiplies. Ten people need two cars or a minibus for every trip into town. The agency can arrange a pickup at the airport, priced by the number of people and the type of vehicle. Count that cost, plus a few evening runs into the medina, before comparing a villa with a hotel within walking distance of Jemaa el-Fna. Three worked examples
A family of seven, three generations
Two grandparents, two parents and three children who can share. A hotel would sell them four rooms. In our catalogue, 36 villas have four bedrooms or more. Villa Harmony, from €650, gives a break-even rate of €162.50 per room, and its fifth bedroom is a spare. Over our three-night minimum, the house starts at €1,950. If the hotel quotes more than €162.50 per room per night, the villa wins on price before you count the private heated pool.
Twelve friends for a birthday
Twelve adults sharing in pairs need six rooms. Nineteen of our villas have six bedrooms or more. The cheapest, Villa Mangue, from €750, gives €62 per person and a break-even rate of €125 per room. The median villa of that size, at €2,300, gives €192 per person and €383 per room. Most of the 19 villas that fit fall between the two, and the deciding factor is usually the table, the pool and the staff, not the room rate.
