Villa Rental in Morocco: Marrakech, Coast or Atlas?

Villa rental in Morocco comes down to three settings: Marrakech, the Atlantic coast and the Atlas. Marrakech has by far the most villas, 38 in our own catalogue, most with a private pool and many with staff. The coast at Oualidia, where we rent Villa Laguna, is much cooler in summer. The Atlas is best enjoyed from a villa on Marrakech’s southern roads.

This guide is for anyone choosing where in Morocco to rent a private villa, not just which villa. It compares the three settings on what decides a holiday: the drive from the airport, the weather month by month, what each one suits, and what you can actually rent there. Our own offer is 38 villas in and around Marrakech and one house on the coast, Villa Laguna in Oualidia; we say so plainly, and we do not claim villas we do not have. Climate figures are the official 1991–2020 normals of the World Meteorological Organization (WMO) for the nearest stations; drive times come from the site’s own pages or from a road-routing estimate, listed at the end. Marrakech: the widest choice of private villas

Marrakech is where Morocco’s villa market is, and where our catalogue is. Our 38 villas there start at €360 a night for a three-bedroom house and run to €6,250 for a 20-suite estate; our villa rental pricing guide breaks those prices down by size. None of them stands in the medina. They spread across the Palmeraie, the golf estates of Amelkis, Al Maaden and Samanah, and the roads that leave the city towards Ourika, Amizmiz and Ouarzazate. Across the 34 listings that give a drive time, the median is 20 minutes to the centre, and across 35 listings, 30 minutes to Marrakech Menara airport. What Marrakech villas offer that is hard to find elsewhere in the country is the full package. 25 of our 38 listings mention staff or staff services, 18 mention a hammam, and 14 can heat their pool, eight as standard and six on request. At the top of the range, Ezzahra Estate in the Palmeraie groups four villas with their own pools on a 20,000 m² estate, with dishes from its menu, soft drinks, laundry, massages, a guided tour of the medina, a dedicated staff of 24 and a round-trip airport transfer included, according to its page. At the other end, a five-bedroom golf villa such as Villa Harmony, with a heated pool, a hammam and a jacuzzi, starts at €650.

When to rent a villa in Marrakech

Under the WMO normals for Marrakech-Menara, the average daily high is 19.1 °C in January, 25.7 °C in April, 37.7 °C in July and 28.5 °C in October. September is still hot, at 32.5 °C. The station records an average of about 73 days a year above 35 °C, almost all from May to September, and January nights average 5.9 °C. The Atlantic coast: Oualidia and Villa Laguna

Oualidia is a small town on the Atlantic between El Jadida and Safi. It sits beside a protected natural lagoon and has been called Morocco’s “oyster capital”, according to its Wikipedia entry. The drive from Marrakech is about 200 km, roughly 3 hours 20 to 3 hours 30, so it is a stay in its own right, not a day trip. For travellers flying into Casablanca, a road-routing estimate gives 215 km and about 2 hours 40 from Mohammed V airport, against about 3 hours 30 from Marrakech airport.

Villa Laguna is our house there. According to its listing, it has six double bedrooms, each with a private bathroom, on two levels built into a gentle slope, overlooking the tidal lagoon with panoramic sea views. It stands on 2.5 hectares of gardens and olive groves. The ground floor has a patio with palm, olive and orange trees, four of the bedrooms, a TV room, a living room, a dining room and a kitchen; the two lower bedrooms look over the pool and the ocean. The pool is a natural swimming pool, which the listing describes as the first in Morocco. The living room opens onto a veranda over the lagoon, and the listing mentions friendly staff to look after guests.

At €785 a night for six bedrooms, Villa Laguna works out at about €65 per person per night with two guests per room. That is well below the €100 median across our Marrakech villas on the same basis, and level with the cheapest five-bedroom golf villas.

The coast by season

The nearest WMO station to Oualidia is Safi, on the same coast to the south. Its normals show why the coast is a summer destination: an average July high of 29.1 °C against 37.7 °C in Marrakech, and about 9 days a year above 35 °C against about 73. Winter is mild but wetter: Safi averages 366 mm of rain a year, against 221 mm at Marrakech, with the wettest months from November to January. Further south, Essaouira is cooler still in summer, with an average July high of 21.9 °C.

Choose the coast if you travel in July or August, want quiet, birdsong and sea air rather than restaurants and souks, and your group fits in six double bedrooms. Do not choose it for nightlife, for a group larger than one house can take, or for a short stay: our minimum stay is three nights.

The Atlas Mountains: views from a villa, days in the mountains

The High Atlas rises south of Marrakech. Jbel Toubkal, at 4,167 m the highest peak in Morocco and North Africa, stands 63 km south of the city and is visible from it, according to Wikipedia; the usual route to the summit starts at the village of Imlil. A routing estimate puts Imlil 65 km and about 1 hour 20 from Jemaa el-Fna, the Oukaïmeden ski area 77 km and about 1 hour 40, and Setti Fatma in the Ourika valley 63 km and about 1 hour 20.

We have no villa in the mountains themselves. What our catalogue offers is the Atlas as a view and a day out. Fifteen of our 38 Marrakech listings describe a view of the Atlas, and four mention its snow-capped peaks: Dar Louisa, Villa Marhaba, Villa Aria and Villa Zagora. The villas closest to the mountains stand on the southern roads: Villa Azarenka, 30 km south of Marrakech on the Route de l’Ourika and 48 minutes from the centre according to its listing, and Palais Melody, which its listing places at the foot of the Atlas.

Choose a villa with Atlas views if you want to walk or ski by day and come back to comfort, or travel in winter, when the snow line is at its most visible.

What about Essaouira and Agadir?

We do not rent villas in Essaouira or Agadir, so we will not describe houses there. What we can say: Essaouira’s medina has been a UNESCO World Heritage Site since 2001, and the town is about 184 km and 2 hours 40 from Marrakech by a routing estimate, close enough for a long day trip from a Marrakech villa (see our Essaouira day trip guide). Which villa setting suits your trip?

A split stay works well: a few nights in Marrakech for the medina, then the coast. Our minimum stay is three nights per villa, and the drive between the two takes about three and a half hours.

What to check before you book, wherever you stay

• Pool temperature. In Marrakech, ask whether the pool is heated and whether heating costs extra from November to March. At Villa Laguna, ask what to expect from the natural pool in your month.
• Staff and meals. Ask who works in the house, at what hours, and how meals are paid. Our guide to what a fully staffed villa includes explains the usual roles.

Frequently asked questions

Where is the best place to rent a villa in Morocco?

Marrakech, for most trips: it has by far the widest choice, with 38 villas in our own catalogue, an international airport 15 to 45 minutes from them, and the Atlas within a day trip. The Atlantic coast at Oualidia suits a quiet summer stay, when it is much cooler than Marrakech.

Can I rent a villa with a private pool in Morocco?

Yes. Most of the villas we rent in Marrakech and Oualidia are private houses rented whole; a few large estates, such as Villa Savannah, are run like small hotels; and 33 of our 38 Marrakech listings describe their pool in the text, 14 of them heated as standard or on request. Villa Laguna in Oualidia has a natural swimming pool.

How far is Oualidia from Marrakech?

About 200 km by road, roughly 3 hours 20 to 3 hours 30 of driving. From Casablanca Mohammed V airport, a routing estimate gives 215 km and about 2 hours 40, which can make Casablanca the easier airport for a coastal stay.

Is it too hot to rent a villa in Marrakech in summer?

It is hot: under the 1991–2020 WMO normals, the average July high at Marrakech-Menara is 37.7 °C, with about 23 days above 35 °C in July. A villa with a pool and air conditioning makes it manageable, but the coast at Safi averages 29.1 °C in July.

Do you rent villas in Essaouira or Agadir?

No. Our villas are in and around Marrakech, plus Villa Laguna in Oualidia. Essaouira is about 2 hours 40 from Marrakech by road, according to a routing estimate, and makes a good day trip or a side trip from a Marrakech villa.
