A large villa in Marrakech for 10 to 20 people is rarely one big house. In our catalogue, all four private villas with ten bedrooms or more (not counting Palais Mauresque, a palace with 11 units, two of them optional loft villas) split their rooms between a main house and a second house, garden villas or a pavilion. Above 12 bedrooms, you are renting a hotel-style estate, from €3,000 a night.

Family reunions, milestone birthdays, company offsites and weddings all run into the same question: where do you put 10, 16 or 24 people under one roof, with one pool and one long table? This guide answers it with the figures written in the 38 Marrakech listings on this site. It looks at how many large villas really exist, how their bedrooms are laid out, what each bedroom costs, how many people fit around the table, and what the staff can take off your hands. Prices are starting prices per night for the whole villa, not per person, and the final price depends on your dates.

  • Large villas are scarce. Twelve of our 38 Marrakech villas have eight bedrooms or more, and only five have more than 12.
  • Bigger does not mean cheaper per bedroom. The median price per bedroom rises from €150 for five-bedroom villas to €227 for 8 to 12 bedrooms and €250 above that.
  • Only one listing states a dining room for 24 guests: Villa Andalucía. Palais Mauresque seats 18 in its dining room and 20 in its main lounge.

How many large villas are there in Marrakech?

Fewer than you might think, which is why large villas book up first for Christmas, New Year and Easter. Here is how our 38 Marrakech villas break down by number of bedrooms, with the cheapest starting price at each threshold:

The jump between six and eight bedrooms is the one to watch. A group of 12 sharing rooms in pairs needs six bedrooms, and 19 villas have that many. A group of 12 who each want their own room needs 12 bedrooms, and then the choice drops to a handful of houses, most of them over €2,000 a night. One house or several? How large villas are really laid out

A listing that says “11 bedrooms” does not tell you whether those rooms sit along one corridor or in three buildings across a garden. For a group, that is the most important detail after the price. It decides whether the grandparents hear the late-night card game, and whether two families can keep their own pace. We read the six private villas with eight bedrooms or more line by line:

The pattern is clear. All four private villas with ten bedrooms or more split their guests between buildings. Only Villa Ellie puts eight bedrooms in a single house. For many groups, the split is an advantage. Villa Edith’s two houses each have a living room, a dining room and a fully equipped kitchen, so two families can live separately and meet at the pool. Villa Azarenka’s garden villas give each couple a private patio and outdoor shower.

Two points deserve a question before you book. First, when a listing counts an optional pavilion in its bedrooms (La Granada at Villa Andalucía, the two optional loft villas at Palais Mauresque), ask whether the starting price includes it. Second, at Villa Nolan the two houses can be rented separately, so check that your quote covers both.

Above 12 bedrooms: estates and hotel-style houses

Every property in our catalogue with more than 12 bedrooms works like a private hotel rather than a family house. Renting one gives your group the whole place.

  • Villa Athena (Route d’Amizmiz, 14 suites, from €3,500): suites including two executive suites, three junior suites and a presidential suite, a spa with a heated hammam and full staff.
  • Domaine Beldi (Route de Ouarzazate, 20 bedrooms, from €3,000): twelve suites, a three-bedroom apartment and a five-bedroom villa with its own pool, plus two outdoor pools and a clay tennis court. At €150 per bedroom, it is the cheapest large estate per bedroom in our catalogue.
  • Olive Palace (Ouled Hassoune, 20 suites, from €6,250): private villas of 70 to 100 m² in a 15-hectare olive grove, a 28 m infinity pool heated on request, chefs, and weddings and birthdays organised on site.
  • Villa Savannah (Palmeraie, 22 accommodations, from €4,800): deluxe rooms of 35 m² up to an independent villa of more than 110 m² with its own pool, restaurants, a spa, a gym and a clay tennis court.
  • Palais Melody (Sidi Abdellah Ghiat, 21 bedrooms, from €5,900): a kasbah, a hammam and caidal tents at the foot of the Atlas, 45 minutes from the centre.

Is a large villa cheaper per person than two smaller ones?

Usually not. You might expect a big villa to cost less per bedroom, as a hotel discount would. Our listings show the opposite. Dividing each villa’s starting price by its bedrooms, the median is:

Five-bedroom villas are the cheapest per bedroom, mostly because the golf estates have several of them. So a group of ten could, on paper, rent two five-bedroom villas on the same estate for less than one ten-bedroom villa. Villa Harmony and Villa Perla, both on the Amelkis golf estate, start at €650 each, or €1,300 for ten bedrooms, against €2,000 for Villa Nolan. The catch is that you split the group, the pools and the dinners across two addresses.

What the premium buys in a large villa is the shared space: one long table, one pool big enough for everyone, a lounge where 20 people can sit. Villa Azarenka’s 18 × 18 m pool, Palais Mauresque’s 20 × 9 m pool and Villa Andalucía’s semi-Olympic pool are sized for a crowd; a 5-bedroom golf villa’s pool is not. Decide which matters more to your group: the lowest price, or being together.

To estimate a per-person budget, divide by the number of guests the listing states, not by the bedrooms. Villa Ellie, for up to 16 people, works out at €105 per guest per night; Villa Andalucía, whose six suites take up to 15, at €137; Villa Azarenka, for up to 18, at €219. Will everyone fit around one table?

This is the question groups forget to ask. Bedrooms are counted in every listing; seats at the table are not. Only a few of our listings give a number:

  • Villa Andalucía: a dining room “that can accommodate up to 24 guests”, with a library, a billiard room and a private cinema.
  • Palais Mauresque: a Grand Salon for up to 20 guests and an indoor dining room with 18 seats, plus outdoor lounges and a rooftop lounge.
  • Villa Hazel: a dining room for 12, for up to 12 guests.
  • Villa Arwa: a dining room for 10 to 12 people.
  • Villa Lucia and Villa Eva: a table for 10.

For any other villa, ask how many people the main table seats indoors and outdoors. In winter, evenings are cool (the average January low is 5.9 °C at Marrakech-Menara, according to the World Meteorological Organization’s 1991–2020 normals), so an indoor table for the whole group matters from November to March. In summer, a long table in the garden works for almost any villa.

What staff does a large villa come with?

With 15 people in a house, somebody has to cook, clean and keep the pool in shape every day. Of our 12 Marrakech villas with eight bedrooms or more, eight describe staff in their listing, and Domaine Beldi lists extra services such as a chauffeur and a babysitter. The three that say nothing about staff (Villa Ellie, Villa Mansouria and Palais Melody) are the ones to question most closely.

  • Villa Azarenka: a manager who speaks English, German and French, a butler, three maids, a garden manager, gardeners, night guards and a head chef who caters for all diets.
  • Villa Andalucía: a manager, a butler, a waiter, a kitchen team, chambermaids, a maintenance technician and a security manager.
  • Palais Mauresque: a permanent staff of five led by a chef formerly of the Sofitel Rabat, with a butler formerly of the Royal Mansour, plus a guardian and a gardener.
  • Villa Edith and Villa Athena: permanent or full staff, without a detailed list.

A named team is not the same as meals included. Ask who pays for the groceries, whether the chef’s work is included or charged per meal, and how many people the kitchen can serve at once. Where are the large villas, and how will the group get around?

Large villas need land, so most of them are outside the city. Of the ten Marrakech villas with eight bedrooms or more that give a drive time, the times to the centre run from 15 minutes (Villa Ellie and Villa Nolan, in the Palmeraie) to 48 minutes (Villa Azarenka, on the Route de l’Ourika), with a median of 27.5 minutes. Villa Edith, also in the Palmeraie, is 20 minutes away.

For a group, distance multiplies. Sixteen people need three or four cars, or a minibus, for every trip into town. If your group wants to dine in the medina most nights, favour the Palmeraie villas close to town. If the plan is to stay at the villa, cook, swim and bring activities to the house, the Ourika road and the estates give more space. Checklist before booking a villa for a large group

  1. Count beds, not bedrooms. Ask how many double and twin beds there are, and how many children’s beds.
  2. Ask how the rooms are split between houses, pavilions and garden villas, and whether optional buildings are in the price.
  3. Ask how many people the table seats, indoors and outdoors.
  4. Ask what the staff do and what they cost, including groceries and the chef.
  5. Tell us about any celebration. Music, a DJ, outside guests or a caterer all need the villa’s agreement in advance; some villas are set up for events, others are not.
