Where to Rent a Villa in Marrakech: Areas Compared
Where to rent a villa in Marrakech depends on three trade-offs: minutes to the medina, land around the house, and price per bedroom. The Palmeraie puts big walled gardens 15 to 24 minutes from the centre. The golf estates are among the cheapest per bedroom. The Ourika and Amizmiz roads add space and Atlas views.
This guide compares every area where our villas stand, using the figures written in the 38 Marrakech listings on this site (Villa Laguna, on the coast at Oualidia, is left out). Prices are starting prices per night for the whole villa, not seasonal rates. Travel times come from the “Proximities” block of each listing, which gives the owner’s own estimate in minutes by car. Here we go one step further and break the catalogue down by area, so you can see what each part of Marrakech really gives you for the money.
- Price per bedroom barely falls with distance. Private villas 15 minutes or less from the centre cost a median of €204 per bedroom per night; those 31 to 48 minutes out, €200.
- The golf estates are among the cheapest areas per bedroom (median €162), but none of their seven villas has more than five bedrooms.
- 18 of the 34 villas that give a drive time are 20 minutes or less from the centre. The median is 20 minutes to the centre and 30 minutes to Marrakech Menara airport.
The areas at a glance: price per bedroom and drive times
The table below groups our 38 Marrakech villas by area. “€ per bedroom” divides each villa’s starting price by its number of bedrooms, then takes the median for the area. It is the fairest way to compare a four-bedroom house with a ten-bedroom one. Drive times are the ranges written in the listings.

Source: our calculation from the 38 Marrakech listings on this site, September 2026. Bedrooms follow the listing text. Four listings give no drive time to the centre (Villa Dar Tillili, Villa Venus, Villa Mansouria and Villa Savannah), so the ranges above leave them out.
Two patterns stand out. First, the in-town villas are the most expensive per bedroom by a wide margin: you pay for being five minutes from the centre. Second, the areas with the widest bedroom ranges (Palmeraie, Route de Ouarzazate, Sidi Abdellah Ghiat) are the ones where small family houses sit next to 20-bedroom estates. An area median hides that, so look at the individual villas below.
Does a villa further from the centre cost less?
Not per bedroom. Many travellers assume that a villa 40 minutes out must be cheaper than one 15 minutes out. Our listings say otherwise. If you keep only the 32 private villas (leaving out Palais Mauresque and the five hotel-style estates with 14 or more rooms) and group them by drive time, the median price per bedroom hardly moves:

The statistical link between distance and price per bedroom is weak (a Spearman rank correlation of −0.21 across the 29 private villas that give both figures). What changes with distance is not the price but what the price buys. Further out, the listings describe more land and more on-site facilities: Villa Azarenka, 48 minutes from the centre, lists an 18 × 18 m heated stone pool, a clay tennis court and a 200 m² fitness centre. Closer in, the same money buys time: Villa Arwa, five minutes from the centre, has an 8 × 3 m pool on a much smaller plot.
So the useful question is not “how far is it?” but “how often will we go into town?” A group that plans to eat in the medina every night will spend real time in cars from a villa 40 minutes out. A group that wants to stay home, cook, swim and use a hammam gains space for the same price per bedroom.
The Palmeraie: big gardens close to the city
The Palmeraie is the palm grove on the northern edge of Marrakech, and it is where the largest share of our villas stand: 12 of 38. The listings put them 15 to 24 minutes from the centre and 25 to 33 minutes from the airport. Five of these villas give their address as Bab Atlas, and their listings place them in the Palmeraie.
Palmeraie villas are the most varied in size, from four to 22 bedrooms, and among the dearest per bedroom (median €223). What you pay for is land and privacy close to the city. Villa Tamar sits in a garden of more than two hectares, 15 minutes from the centre. Villa Aria stands on a 10,000 m² plot, and its listing describes snow-capped Atlas peaks in view in winter. Villa Nolan has a fenced garden of 12,000 m² with two houses and two pools listed at 61 m², one of them heated.
The Palmeraie is also where the listings describe staff most often: nine of the 12 mention a team. At Villa Noor (five bedrooms, from €660), a cook, a housekeeper and a caretaker work on site, and you pay only the groceries at cost plus delivery. At Villa Marhaba and Villa Zagora, the listings name a butler available 24/7. Villa Jannah is the only listing in the whole catalogue that states its own minimum stay: three to five nights depending on the period.

The golf estates: Amelkis, Al Maaden and Samanah
Seven of our villas stand on three golf estates on the southern side of the city. Amelkis Golf Club has 27 holes designed by Cabell B. Robinson, according to the Royal Moroccan Golf Federation. Al Maaden has an 18-hole, par-73 course by Kyle Phillips, and Samanah an 18-hole, par-72 course by Nicklaus Design. Five of our golf villas are at Amelkis, one at Al Maaden and one at Samanah.
The golf estates are among the cheapest areas per bedroom in our catalogue, with a median of €162 (only the Route de Ouarzazate and the Tahanaout and Fès roads come lower), and among the closest to the airport, at 20 to 25 minutes. Villa Harmony at Amelkis has five bedrooms, a heated pool, a hammam and a jacuzzi from €650 a night, which works out at €130 per bedroom. Villa Deluxe Almaaden, from €450 for three bedrooms, sits inside a resort with hotel services, a spa and a restaurant, according to its listing.
There are two limits. None of the seven golf villas has more than five bedrooms, so a group of 12 will not fit in one. And only two of the seven listings describe staff: Villa Idir (a cook, a gardener and a technical manager from 8 a.m. to 11 p.m.) and Villa Deluxe Almaaden (the resort’s services). For the others, ask what is included. On the plus side, four of the seven can heat their pool, which matters from November to March.

Route de l’Ourika: space and Atlas views
The Route de l’Ourika runs south from Marrakech towards the Atlas and the Ourika valley. Our four villas on this road are 25 to 48 minutes from the centre, and they include two of the most complete houses in the catalogue.
Villa Azarenka, 30 km south of Marrakech according to its listing, sleeps up to 18 people in four master suites and seven garden villas. Its staff is described in unusual detail: a manager who speaks English, German and French, a butler, three maids, a garden manager, gardeners, night guards and a head chef. Villa Andalucía, 25 minutes from the centre, has six suites for 12 to 15 people, an optional four-bedroom pavilion called La Granada, a heated semi-Olympic pool and a permanent team that includes a manager, a butler and a security manager. Dar Louisa, 20 km from the centre, has five suites and two rooms and a team that organises weddings and birthdays.
The Ourika road also has one of the cheaper small houses: Villa Lyla, four bedrooms from €712, where the cook proposes Moroccan or European dishes, then shops and cooks. The area median per bedroom (€232) is pulled up by Azarenka, so do not rule the road out on price alone.

Route d’Amizmiz, Route de Ouarzazate and the other roads out of town
Around a third of our villas stand along the other main roads out of Marrakech. They are harder to sum up, because each road mixes small houses and large estates.
Route d’Amizmiz (south-west)
The surprise here is Villa Asana: seven bedrooms, 14 minutes from the centre and 15 minutes from the airport, the shortest airport time in the catalogue alongside Villa Arwa. Its listing mentions three golf courses (Noria, Royal Palm and Samanah) within five minutes on the dam road, a 17 × 6 m pool, daily housekeeping included and wheelchair-accessible facilities. Villa Grace has six en-suite bedrooms around a courtyard, a 17 × 8 m pool and a one-hectare garden, 35 minutes from the centre. Villa Athena is a 14-suite house with full staff and a spa.
Route de Ouarzazate (south-east)
This road has the cheapest villa in the catalogue and the cheapest large estate per bedroom. Villa Alice, a three-bedroom house designed by the architect Charles Boccara according to its listing, starts at €360 a night. Villa Luna has three suites in the main house and a two-bedroom guest pavilion, 20 minutes from the centre, from €750. Domaine Beldi, with twelve suites, an apartment and a five-bedroom villa, works out at €150 per bedroom, well below the other estates of its size.
Sidi Abdellah Ghiat and Ouled Hassoune
Sidi Abdellah Ghiat is a rural commune in Al Haouz province. We have three villas there, and the two listings that give a drive time say 40 to 45 minutes to the centre. Villa Petra (five bedrooms, from €650) lists four people for service and meals à la carte. Ouled Hassoune, a commune of Marrakech prefecture, has two of our grandest properties: Palais Mauresque, with a 20 × 9 m pool and a permanent staff of five, and Olive Palace, 20 suites in a 15-hectare olive grove.
Route de Tahanaout and Route de Fès
Villa Mangue, on the Tahanaout road, has six bedrooms and a pool heated all year round for €750, €125 per bedroom, the second-lowest in the catalogue after Villa Alice (€120). Villa Lucia, on the Route de Fès, has five suites, an infinity pool heated on request, a hammam, a home gym and the villa’s own chef, also from €750.
In town: Majorelle and the Four Seasons
Only two of our villas are inside the city. Villa Arwa is a 1950s house on a quiet street near the Majorelle garden, five minutes from the centre and 15 from the airport, with a housekeeper-cook from 8 a.m. to 5 p.m. Villa Four Seasons stands inside the Four Seasons Marrakech resort, five minutes from the centre, with access to the hotel’s services and a concierge.
Both are expensive per bedroom (€320 and €400) and both have four or five bedrooms. Choose them if you plan to be out every evening, if some of the group do not drive, or for a short stay where every hour in town counts. How far will the villa be from the airport and the medina?
Across the 34 listings that give a time, the median is 20 minutes to the centre, and 35 listings give a median of 30 minutes to the airport. The extremes are five minutes (Villa Arwa and Villa Four Seasons) and 48 minutes (Villa Azarenka) to the centre, and 15 minutes (Villa Asana and Villa Arwa) to 45 minutes (Villa Azarenka and Villa Petra) to the airport.
These are the owners’ estimates by car in normal traffic. Add time at rush hour, and remember that a group of ten needs two cars or a minibus for every trip. Before you choose a villa 40 minutes out, count how many times you will go into town. At two return trips a day, 40 minutes each way adds up to more than two and a half hours in a car. What to check before you book, whatever the area
An area narrows the list. The listing and the contract decide. Ask these questions for any villa, anywhere in Marrakech:
- Drive time at your times of day. The listing gives a single figure. Ask how long the drive takes at 7 p.m., when you will head out to dinner.
- Staff and meals. Thirteen of our 38 Marrakech listings do not describe any staff. Ask who works in the house, at what hours, and how meals are paid: groceries at cost, a menu price, or half-board. Our guide to what a fully staffed villa includes explains the usual roles.
- Pool heating. If you travel between November and March, ask whether the pool is heated and whether heating costs extra.
- Minimum stay and cancellation. Our villas have a minimum stay of three nights. Under the agency’s booking terms, the reservation deposit is in most cases non-refundable, and cancelling within 45 days of departure costs the full rental amount.
